These terms apply to your use of this website and your stay at Hilltop Ranch-Pool (the “Property”) in Valley View, Texas. By booking or staying at the Property, you agree to these terms. This website is an informational showcase for the Property; reservations are completed on our partner platforms (Vrbo and Booking.com), whose terms and cancellation policies also apply.

1. Bookings & payments

All reservations, payments, and cancellations are processed through the listing platform you book with (Vrbo or Booking.com). Rates, fees, taxes, deposits, and availability shown at the time of booking on those platforms are the authoritative terms of your reservation. We do not collect payment through this website.

2. Check-in & check-out

Check-in is after 4:00 PM and check-out is before 11:00 AM, unless otherwise agreed in writing.

3. Occupancy

The Property sleeps up to 12 guests across 4 bedrooms. The maximum number of overnight guests and event attendees is 12. The guest who books is responsible for all members of their party.

4. House rules

• Pets: dogs welcome, limit 2 total.
• Events: family gatherings, birthday parties, and weddings are allowed on site (maximum 12 attendees).
• Smoking: permitted only in designated outdoor areas; no smoking indoors.
• Children: welcome (ages 0–17); please supervise children at all times, especially near the pool.
• Please treat the home, furnishings, and grounds with care and respect quiet hours and neighbors.

5. Pool & hot tub

The pool is seasonal (generally available from late May through September) — please confirm at the time of reservation. Use of the pool, hot tub, and outdoor amenities is at your own risk. Children must be supervised at all times. There is no lifeguard on site.

6. Damage & incidentals

You are responsible for any damage to the Property caused by you or your party during your stay. A government-issued photo ID and a credit card, debit card, or cash deposit may be required at check-in for incidental charges.

7. Cancellations & refunds

Cancellation and refund eligibility are governed by the cancellation policy of the platform you booked through (Vrbo or Booking.com), as shown at the time of booking.

8. Assumption of risk & liability

The Property is a rural ranch with a pool, ponds, wildlife, and uneven terrain. You and your party use the Property and its amenities at your own risk. To the fullest extent permitted by law, the owners and operators are not liable for injury, loss, or damage to persons or property during your stay, except where caused by their gross negligence.

9. Privacy

Information you submit through our contact form (such as your name, email, and message) is used only to respond to your inquiry. We do not sell your information. Bookings made on Vrbo or Booking.com are subject to those platforms’ privacy policies.

10. Changes

We may update these terms from time to time. The “last updated” date above reflects the latest revision.
